Honest Home Appraisals

We, along with throngs of real estate consumers, have always been skeptical of the home appraisal process. After all, appraisers were pressured by real estate agents and mortgage lenders to over-value a home so that it would conform to an inflated listing price. If the appraisal came in at a lower amount, the real estate transaction would fall through, and that appraiser would never be asked to give a valuation in the future. The New York Attorney General, Andrew Cuomo (who, by the way, was elected to this office when disgraced Eliot Spitzer was elected Governor), has announced an agreement in which Fannie Mae and Freddie Mac will only buy mortgages backed by independent appraisers. While such a logical step is long-overdue, it should help to prevent dramatic & unrealistic price increases in the future.

Obtaining and using the results of an independent professional appraisal performed by a licensed certified residential appraiser is still the best way to be confident that you will price your home fairly. Automated Value Reports such as found through this and other national-like websites, as well as websites like zillow, homesmartreports, electronicappraiser, etc. use public data, much of which is flawed and is not capable of replacing an in person walk through and local market knowledge. In many areas of the country where homes have historic value, may have additional acreage, or complex in nature, there is no way a snapshot of "comps" can work.

The goal is to make sure your buyer can obtain financing based upon your agreed upon price, right? Then don't waste time with AVM services that pay to be affiliates of FSBO websites. An appraisal will cost you $300 or so in most parts of the country and most appraisers are not in bed with the mortgage companies. Ask for referrals.
