So true, when home prices are flat or falling the financial benefit of remodeling suffers the same fate.
But 2 important things to consider, first is what is your goal? to maximize your investment in your home or make your home a nicer place to live? If it is the latter, then move ahead with your remodel.
Second is what are you planning to remodel and why. If you are remodeling a bathroom that was remodeled 5 years ago and is in very good condition, your investment will likely have little or no return. But if you live in a 1 bathroom home and all the homes in your neighborhood have 2 bathrooms - adding a 2nd bathroom that is not too extravagant will likely give you a very good return on your investment - maybe even 100% or more in the right situation. Here's one of my favorite home remodeling tips that's easy to forget: Be sure that your painter saves you some paint in the cans for touch-ups and duplication later.

I see this happen very regularly in the hardwood flooring space. I do have a few clients that want the most expensive product and they end up spending thousands of dollars on the materials alone. They could have simply refinished the floors and they will look like new. Refinishing is the cheapest way in my opinion to get pretty good return on investment. If it looks new, then it won't matter as much.
